Tenant Responsibilities for Split Systems and Box Units
Residential Lease:
It is usually the Tenants' responsibility to regularly clean (every 3 to 4 months based on usage) the Filters on the Air Con Unit if an Air Conditioner is part of a Residential Lease.
It is usually the responsibility of the Landlord to have the Air Conditioning Unit cleaned regularly or at the beginning of a new Tenancy ready for the new tenant.
It is also the responsibility of the landlord to cover any breakdowns or Technical servicing of the Air Conditioning Unit during the term of the lease.
Commercial Lease:
It is usually the Tenants' responsibility to clean both the Filters regularly (every 3 to 4 months based on usage) and the Air Conditioning Unit Fully Cleaned at least every 12 months as part of the terms of the lease.
It is also the responsibility of the landlord to cover any breakdowns or Technical servicing of the Air Conditioning Unit during the term of the lease.

Legislative Mould Update
Rental law changes introducing minimum housing standards came into effect for new tenancies (including renewed tenancy agreements) from 1 September 2023, and will come into effect for all remaining tenancies on 1 September 2024.
Minimum housing standards came into effect for new tenancies from 1 September 2023, meaning if a tenancy agreement is signed or renewed from this date, the property must meet minimum housing standards.
Minimum housing standards come into effect for all remaining tenancies from 1 September 2024. These new standards apply to all types of tenancies, including general tenancies, moveable dwellings, and rooming accommodation.
To comply with minimum housing standards, the property manager/owner must ensure the premises is free from mould when the tenant moves in and throughout the tenancy. The exception is if the mould is caused by the actions of the tenant.
If mould becomes present in a rental property, the tenant should notify the property manager/owner as soon as they are aware of the mould issue. THIS INCLUDES MOULD FOUND IN AIR CONDITIONERS.
Deciding who is responsible for cleaning mould and repairing any resultant damage depends on how the mould appeared in the first place.
If mould is a result of problems with the property (for example, a leaking roof, or water damage caused by leaking pipework), it is the property manager/owner’s responsibility to address the mould and make any necessary repairs.
If the tenant has caused the mould to appear (for example, by allowing steam to build up in a bathroom without proper ventilation and/or regular cleaning), they are responsible for cleaning it and paying for any damages that the mould has caused.

6 Basic steps for Tenants to clean the Air Conditioner Filters:
- Pull the filter out carefully, trying not to disturb excess dust
- Turn the Air Conditioner off and lift the front Filter cover open.
- If there is a heavy build-up of dust first rinse the filter with a garden hose spray and then wash gently using dishwashing liquid and a soft brush to get any additional dirt and oils out.
- Let the filters dry naturally.
- Once the filter is clean and dry refit the filter in the front of the unit.
- Close the Filter access at the front of the Air Con Unit

- Check and test each Air conditioner prior to cleaning ( We don’t clean air cons that don’t work properly)
- Place waterproof tarp over all floor coverings or furniture below the air con unit
- Take before and after photos to send or show our clients the difference after our thorough clean
- Remove, clean and sanitise filters
- Remove and wash all covers
- Isolate where possible and cover all electrics for safety
- Physically treat and clean the coils behind the filters, the fan and fan housing
- Light pressure wash to flush out impurities into a catchment bag so there is no mess
- Flush the drain to check for possible leaks
- Sanitise the coil, fan and fan housing
- Reassemble all components
- Dry any excess moisture on or around the air con unit
- Test unit
- Clean the remote control if required
- Inspect external units on ground level for any build-up of foreign matter including weeds, long grass, pet hair, dust and mould and will remove and flush if necessary
